Each lot will have a covenant to protect the surrounding area and the golf course. It will be possible to build two 500m² two storey houses on each lot. The restrictions will allow designs from external architects but will have to be approved by the board. 

The Royal Samui Golf and Country Club will be a fully operational 18 hole golf course and will have the facilities of a superior country club. The clubhouse will incorporate three restaurants, a sports bar, state of the art gymnasium, spa, and conference facilities. There will also be an extensive pool and leisure area attached to the clubhouse. Currently 9 holes are in the construction stage set to open the end of July 2010.
